Residential Surveys

Condition Survey

Level 1

The RICS Condition Report should be used for a conventional house, flat or bungalow built from common building materials and in reasonable condition and does not include a valuation. It focuses purely on the condition of the property by setting out the following:

 

  • Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that may require varying degrees of attention.​

 

  • Advice on replacement parts guarantees, planning and control matters for your legal advisers.

Homebuyers Survey

Level 2

The RICS HomeBuyer report can be offered with or without a valuation. This survey is more comprehensive that a condition survey, but less detailed than a building survey by setting out the following:

​

  • Spotlight urgent matters that have a substantial effect on the value of the property

 

  • ​Give an indication of whether repairs are needed, but it will not discuss the repair options and associated costs.

Building Survey

Level 3

Previously referred to as a full Structural Survey, this survey encompasses a wide-ranging inspection of a property and is the most comprehensive of the surveys available for residential properties. Industry guidelines recommend this type of survey if your property is large, old, has some disrepair or has unusual features and sets out the following:

 

  • Detailed report with advice on visible faults and potential hidden defects.

 

  • Guidance on environmental hazards and highlights issues that your legal advisor should.

 

  • Tailored to the property type and your needs.

Housing Disrepair (Section 11)

 

Under Section 11 of the Landlord and Tenant Act 1985, Landlords are responsible for meeting specified basic conditions and repairing obligations. Where, they do not, tenants can claim against them for specific performance of their obligations and occasionally, for compensation. 

 

We can provide a Survey to identify items of disrepair, commenting on whether the requirements of Section 11 are met. Ordinarily, we would do this, working with solicitors on a joint expert witness basis.

We undertake several types of surveys from acquisition to disposal on behalf of landlords and tenants.

 

Condition surveys a useful tool at the start of a lease to help aid negotiations at lease end; or a snapshot of the condition of a property portfolio.


Technical Due Diligence (TDD) prior to purchasing or taking on a lease a TDD will give a full appraisal of the building, services and associated land identifying  key risks and cost liabilities.

A breach of the non-financial obligations in a lease can lead to a dilapidations claim, which can be complex and technical, and the procedures and timescales are often crucial in successfully pursuing or defending claims.

​

As a landlord, you will want to preserve the value of your asset and be compensated for any losses that you incur as a result of your tenant failing to comply with their lease obligations. As a tenant, you will need advice on the validity and quantum of your landlord’s claim, as well as any statutory protection. In either situation, you need an experienced building surveyor with knowledge of the legislation, procedures, remedial work options and costs.
